Pumped down system took out old TXV and replaced it. The service tech diagnosed it and declared that needed fixed. We pressure tested the system for leaks. It sat at 330. And than pumped down system. Added refrigerant to make sure it’s where it should be. Temp splits were where they should be. Informed the customer that it will take into the evening for the home to cool down to the desired temperature.

AC tune up refer to health inspection report. Filter dirty, history gathered filter was replaced in December, so only 4-5 months of use shouldn’t make the filter look as dirty as it did. There’s likely a fair amount of dust and debris in the return ductwork that ideally is cleaned up thoroughly to keep filters clean and overall equipment and home air healthier. There are things that can also be done to help keep ducts cleaner and home air more clean in the long run by adding in an Air Purifier. Equipment is running well with no problems at this current time there are some proactive measures we can take to help keep equipment running longer and protecting the warranty status of equipment. Recommendations being wet switch given close proximity to water heater and surge protection for both indoor and outdoor equipment and a hard start to keep compressor motor healthy and strong. Recommendations refer to estimates.

Came out for a prepaid msc ac tune up. Found the filter was clean and being changed regularly. Found the LRA on the compressor is high due to not having a hard start kit. This will prolong life of compressor. Found all electrical components are testing properly and working properly. Found temp split was at 26 difference due to home not having a heat load. See health report card. System was working properly when I left the call. I installed a 3.5 hard start kit today.

AC tune up refer to health inspection report form. There is some dirt and debris in the evaporator coil not copious amounts we will want to keep an eye on it avoid efficiency problems that it can cause if left to get dirtier. Static pressure is high, return pressure a little high and across the filter. This can be addressed by adding return and/or making the necessary adjustments to drop a larger filter and an airbase to the equipment. Unit is under a porch and could possibly cause some airflow problems for the compressor itself especially if it recirculates expelled air, warmed air, back into the unit. Unit is cooling well and there’s no sign of being issues with its functionality. Unit does not have surge protection to help mitigate problems with surges that can have a very negative effect on equipment especially equipment with control boards. Recommendations refer to estimates. **Tech Note did find a small leak coming from ceiling in mechanical room. Recommend investigating

AC tune up refer to health inspection report. System is running and performing well. There are some things we can address for code problems the furnace and water heater does not have sediment traps this is a relatively new code change and would recommend this to be done for both appliances to get up to code. Proactive measures would recommend having surge protection installed on indoor and outdoor equipment to keep equipment safe from potential surges. Given close proximity to water heater it would be recommended to have a safety wet switch installed to keep equipment protected in the event of a draining or water heater failure were to take place. Some mild pitting on contactor outside this happens as equipment ages we will want to continue to monitor its health or we can look at a contactless contactor. Call for gas issues. Found a small leak at the gas valve. Pulled gas pipe out resealed pipe, threaded it back in tested for gas after fixing no gas detected unit able to heat appropriately on departure. Recommend getting sign up on maintenance schedule to keep equipment running strong and true for the next couple years.

Came out for noisy duct work for bathroom. Found the duct work is real thin and not insulated. Duct work size is 15†by 5†need about 20’. We need to replace duct work and insulate it. Gave options to do both or just insulate it. While I was here noticed water heater vent was not hooked onto water heater I hooked it back up. I also noticed air scrubber bulb was burnt out. Gave options to fix this and msc club. Today went with msc club. Duct work only make noise in heat mode. System was working properly when I left the call. Hvac system is 2014 same with water heater.

Today I came to see why the filter is whistling. The filter was a merv 10. She. Is going to use merv 8 filters. She has a zoned system. The static pressure is high when only one zone is open. If the noise issue comes back then they will need to have a comfort specialist come and give estimate to releave pressure in the supply air when only one zone comes on. They do not have a hard start on the outdoor unit. Today I did a msc prepaid 29 point ac tune up. They bought 12 - 16x16x1 filters.

AC tune up refer to health inspection report. Overall system is able to cool from the observation of install it does appear to have been hodgepodged together. The joints on suction line outside appear to have been soft soldered and this is a problem in many ways because at this point it came be safely assumed whoever installed the equipment had very little experience with HVAC equipment and proper practices in installation. And it may have lead to little beads of solder material to enter into the system and could very well lead to a catastrophic failure in a systems ability to cool appropriately. Compressor has a little bit higher than expected amp draw even considering the ambient temps outside would expect it to be a little lower and they could be getting a lot closer to max recommended rating. Recommendations refer to estimates.

Performed ac tuneup on both mini split and main system. Both systems are running well. Filters were super dirty on mini split. Cleaned filters. Inspected both wall units, both of them were really dirty. Cleaned them out and pulled paper out of back one. Blower motors are amping high and heating coils are ohming high. Don’t know how much life are left in them. We talked about active pure for the systems. I will email a ruff bid on the cost of them. Price may very depending on which ones you want to do. All system up and running when I left.

I preformed an AC tune up today, the static pressure was high at a .92 this was due to a high merv rated filter. I recommend a merv 8 filter. The condenser outside had a bad capacitor that had a 16% drop, it was replaced along with adding a hard start kit to help the new one and the compressor. The condenser is also sitting unlevel. This is due to it sinking into mud from the backyard being landscaped. I made an estimate on what it would take for me to do it while I’m here, they said they would have the landscapers do it while they are here. The condenser was also very dirty most likely due to the landscaping, i sprayed it off but told them to be sure to spray it off once more after they come back and finish the backyard. Ac was running when I left.

Came to residence for prepaid MSC tune-up on a '16 ac system. Equipment functional upon arrival. Upon inspection, I found the compressor motor on the outdoor condenser to be amping higher than it should be, although it is technically still within specifications. I recommend adding a hard start kit to the system to enhance the life of the unit and reduce power draw and consumption. On further inspection inside, I found the blower wheel is dirty and should be cleaned. A thorough cleaning will help the motor continue to function properly for much longer and will enhance the overall health of both the furnace and ac systems. All other components are operating properly and within manufacturer specifications at this time. See health report card for any specific information. Equipment functional upon departure. I preformed a ac tune up today. Only thing to report is the capacitor is at a 4.5% drop and is rated for a 5% this is do to the compressor over amping at start up at 131 and is rated for 104. A hard start is recommend. I recommended a air scrubber for them. I told them if they bought both the air scrubber and the hard start i would give them a bundle price. (See estimates) i told them the bundle price is typically only good while i am there, but since they where pressed for time and i would not have time to install them if they wanted them anyway, that the bundle price would be good if they called and used my name by Monday.

Adam invited us out today for a furnace and AC tune up. I started at the furnace to find it was working properly but there were a few things that could shorten the life a bit. Inside the blower compartment was pretty dirty as well as the coil. I gave Adam options for each. I also recommended 2 preventative maintenance options; a surge protector as well as a wet switch. Moving on to the AC I found that the system was functioning properly as well. The only thing I noticed on the system was the contactor on the condenser. The connection was good but it showed signs of burning. Adam decided to just go with the tune up today.

Found unit down today with a pressure switch code. Removed and tested the pressure switch. Was unable to get it to close manually. Pressure switch is bad. Perform safety inspection on the unit, because it does not have an AC and heat exchangers are in pretty good condition for their age. There is very light rust on some of the rivets.We will want to continue to keep an eye on these however I was unable to find any breaches in the heat exchanger at this time. Installed new parts and system is up and running properly at this time. Adjusted gas pressure to 3.3in. System is up and running upon departure.
