I showed up to find a gas leak. There was a slight leak out of the street 90 going into the furnace. Took all the gas apart and re sealed everything. Bubble tested all of the joints and got nothing. If the homeowner still smells gas I told her to contact us.

Upon arival equipment was running fine, the issue was the thermostat wasn’t connected to wifi We rebooted the router We reset the WiFi and the phone to enable it to find the WiFi Tech support closes at 3 so we were unable to call support. Went into advanced program settings

I came out today for an AC tune up! Everything around the AC is looking great! The main concern is the blower motor. It is leaking oil and has quite a bit of build up on it.

I preformed an AC tune up today, the whole system is 21 years old, the blower is dirty and is getting unfiltered air, the static is bad due to a small coil making a choke point, the contactor has bad burning and pitting on it, the cap is reading 9% out of range, and the fan is leaking oil. The customer wants to keep the system going for another year or to before replacing, i recommended replacing the cap and possibly cleaning the blower to help that happen. AC was running when i left.

I came to do two ac tund ups. The upstairs ac had a 37degree temp split. Filter was dirty. He wants to buy his own. Contactor has lots of pitting. He wants to wait on that. Downstairs unit is noisy. Recommended a hard start and ac renew. He did not want to do that today. Downstairs ac ready to run this year. Upstairs unit needs a new filter. It is not ready to run this year without a new filter.

Older furnace. Flame sensor dirty. Cleaned the flame sensor. Gave estimate to replace the flame sensor. It will need to be ordered from Lennox as it is not a very common one anymore. Included prices for maintenance plan to provide regular maintenance. Due to age of the furnace customer may want to consider replacing it to get better efficiency and warranties on the parts. Can have a supervisor come by to discuss prices if desired.

Came to residence for prepaid MSC tune-up on a '02 ac system. Equipment functional upon arrival. Upon inspection of the outdoor condenser, we found the fan motor and contactor are starting to show their age but are still functioning well. All other components are good to go. Moving inside, we found that everything was operating as it should and within manufacturer specifications. See health report card for any specific information. I mentioned we now offer annual water heater maintenance as part of the Western Savings Club for $120 a year for maintenance. Homeowner declined for now but will consider. Came to residence for prepaid MSC tune-up on a '06 ac system. Equipment functional upon arrival. Upon inspection of the outdoor condenser, I found the fan motor is barely over amping, indicating it is starting to die. However, there are no signs of the motor starting to seize, so it should still have a few years of life left in it. I also found the compressor motor is amping much more than it should and recommend adding a hard start kit to add extra life to the unit while using less power and saving money on utilities. Moving inside, I found the 24x25x4 filter was dirty, even though it had only been a few months since replacement. I replaced the filter with homeowner approval and recommend we keep watch on it to see if it continues to get too dirty too fast. One thing that can be added is an AirScrubber that will help purify the air and surfaces in the home and will help prevent as much dust from forming or circulating in the home. AC tuneup on a 2014 I CP air conditioning unit. System is in good condition today with all test within manufacture specification. I did find the April air filter to be dirty I replaced it today while I was here with a filter supplied by the customer. I also noticed the water heater did not have a drip leg on the gas line, or an expansion tank. Customer says water heater has been making noises and will be replacing it within the next year. I have included an estimate for replacement of water heater, as well as and addition of an expansion tank, and to add flow tech technology to reduce mineral deposits on tank. AC is up and running upon departure.

Came to residence for prepaid MSC tune-up on a '16 Goodman ac system. Equipment functional upon arrival. Upon inspection, I found the outdoor condenser to be amping a little hard when it comes on. It's still within specifications, but I recommend having us install a hard start kit to help the unit last longer. The outside disconnect was also covered in webs and old wasp nests, which I removed and cleaned off. The condenser is in good shape overall. On further inspection inside, I found the system to be clean and functioning well. All other components are operating properly and within manufacturer specifications at this time. I performed an AC tune on a 2015 Lennox system, the system system was running but with some concerns. The condenser coil was really dirty and the compressor capacitor was testing below factory specs. I changed the filter. I cleaned the condenser coil. I replaced the capacitor. I added AC Renewal to the system to increase its longevity and to run quieter. Club membership was renewed.

Performed 2 A/C tune ups. Both system electrically are running with in specs. Up stairs system has high static which you are aware of. Systems do not have any surge protection or wet switch’s. Both systems do not have any IAQ. Down stairs system has a 4†filter cabinet with 1†filter in it. 4†filters are good for 6 months and 1†filters need to be replaced once a month. Recommend running 4†filter in downstairs system. You are up for renewal on tunes ups. Systems are both up and running when I left.

Performed AC tuneup on a 2016 Bryant air-conditioning system. System is in overall good condition. I noticed the capacitor which acts like a battery to help the unit start up was measuring low. I replace the capacitor today. I also noticed the filter was dirty. I replace the filter today. Also noticed that there was no drip legs installed on the water heater or furnace. I preformed a furnace tune up today, flame sensor was not reading properly (was replaced and tested). filter was dirty and causing static pressure issues due to size, it is a cleanable one, I recommended for them to clean it once a month and to look into a 4†filter rack when replacing the furnace. Mild water damage in the furnace nothing damaging though. Gas line did not have a drip leg i made this known to the customer and they had me put one in. Everything was running as it should. Furnace was running when i left.

Upon inspection, I found the 20x25x4 filter to be very dirty and I replaced it with a homeowner provided filter.
